Proprio provides calculators for guidance only. Nothing on this site is financial, mortgage, tax, legal or investment advice, and we are not authorised by the Financial Conduct Authority. Always confirm figures with a qualified solicitor, accountant, tax adviser or mortgage broker before committing to a purchase.

Accuracy

We work hard to keep tax rates and lending assumptions current, and the stamp duty calculator is tested against published HMRC rates. Even so, rates change, lender criteria vary, and every transaction has details a calculator cannot know about. Results are estimates, not quotations.

Stamp Duty Land Tax applies to England and Northern Ireland only. Scotland charges Land and Buildings Transaction Tax and Wales charges Land Transaction Tax; neither is modelled here.

Mortgage stress testing uses a typical lender approach — the higher of a 5.5% floor or your rate plus 2%. Individual lenders apply their own criteria and may reach a different decision.

Liability

The tools are provided "as is", without warranty. To the extent permitted by law, we accept no liability for any loss arising from reliance on the figures produced. Decisions you make about property are your own. Nothing here limits liability for death, personal injury, or fraud where the law does not allow it.

Property listings and brochures

The brochure generator retrieves publicly available listing details so you can produce a document for your own use. Listing text, photographs and floorplans remain the property of their owners. It is your responsibility to have the right to use that material, particularly for anything you publish or give to a client.

Acceptable use

Please use the site normally and in good faith. Do not attempt to disrupt it, overload it with automated requests, or use it to break the law.
