The short version
Proprio has no accounts and no database. Every calculation runs in your browser and the figures you enter are never sent to us or stored anywhere. We use Google Analytics only if you accept cookies, and you can decline without losing any functionality.
What we collect
Your calculator inputs — never collected. Purchase prices, rents, mortgage rates and everything else you type stay in your browser. They are not transmitted to our servers and we cannot see them.
Analytics — only with your consent. If you accept cookies, Google Analytics records which pages are visited, roughly where visitors are located, and what device and browser they use. This is aggregated and does not identify you. If you decline, analytics cookies are not set.
Brand colour — stored on your device. If you set a brand colour for brochures, it is saved in your browser's local storage. It never leaves your device and is cleared when you clear your browser data.
Property listings. When you paste a Rightmove link into the brochure generator, our server fetches that public listing page so your browser can display it. We do not keep a copy.
Cookies
One cookie records whether you accepted or declined analytics, so we do not ask again. If you accept, Google Analytics sets its own cookies to count visits. There are no advertising or profiling cookies. You can change your mind at any time by clearing your browser data for this site, which will bring the banner back.
Your rights under UK GDPR
Because we hold no accounts and no personal records, there is normally nothing for us to retrieve, correct or erase. If you believe we hold data about you, you can ask for a copy, ask us to correct or delete it, or object to how it is used. You also have the right to complain to the Information Commissioner's Office at ico.org.uk.
Third parties
The site is hosted by Vercel, which processes standard server logs including IP addresses for security and reliability. Google Analytics is used for traffic statistics, subject to your consent. Google Maps supplies the static map images shown on brochures.
